Moving into a new home is exciting. For some, it can be a bit daunting too. After all, we don’t do it every day. This guide will give you an overview of what to expect. You’ll also have our friendly sales team helping you throughout.

Step 1: Calculate your budget.
Find out how much you can afford. Applying for a mortgage agreement in principle will give you a better idea of your loan capacity. Don’t forget extra costs like legal fees and Stamp Duty. For tailored advice, contact an Independent Financial Advisor (IFA).

Step 2: Find your new HarperCrewe home.
Location is obviously key. Decide which of our developments best suits what matters to you, such as proximity to transport links, amenities, countryside or schools. Then explore our range of homes, create a shortlist and visit us to get an even better feel for it.

Step 3: Submit an offer.
You can do this directly through us or an agent. You’ll need to put it in writing and include things like deposit information. Our sales team can guide you. A reservation fee to secure the home might also be required.

Step 4: Apply for a full mortgage.
Once your offer is accepted, complete a full mortgage application. To avoid delays, prepare the required documents beforehand. For expert guidance, speak to a mortgage broker.

Step 5: Appoint a solicitor.  
To help things run smoothly, a solicitor takes care of the legalities, such as property checks and searches. You could also hire a surveyor to assess the property's condition.

Step 6: Exchange contracts.
To do this, mortgages need to be confirmed, surveys completed and the details finalised. Then you can send the remaining deposits and agree a completion date, before signing the contract.

Step 7: Start getting really excited.
Get ready to move by booking a removal service and sorting things like council tax, internet and utilities. Don’t forget to arrange post-forwarding too.

Step 8: Pop the fizz on completion day. 

We’ll show you around your new home and explain how everything works before you move in. On completion day, you’ll receive the keys once the final payment is made. Now it’s time to enjoy your new HarperCrewe home.
